Shingle roofing is the lowest cost per square foot of any full roof system, but the total depends on roof size, pitch, the number of valleys and dormers, and whether tear-off reveals decking that needs replacing. A simple gable roof costs meaningfully less than a complex roofline of the same square footage. We give an exact written number after seeing the roof rather than a starting-at figure that moves later.
Typically 20 to 25 years for an architectural shingle installed correctly. Coastal wind exposure and poor attic ventilation both shorten that, which is why the inspection looks at ventilation and not just the shingle surface.
It depends mostly on how long you're staying. If you're in the house for the long haul, metal usually costs less over the roof's full life even though it costs more up front. If you're selling within a few years, asphalt is almost always the better call — and we'll tell you that rather than push the bigger job. We'll price both side by side so you can see the actual difference.
We don't recommend it. A layover hides whatever is wrong with the decking underneath, adds weight, and shortens the life of the new shingles. Every replacement we do is a full tear-off to the deck.
Both. Isolated damage, a lifted section, or failed flashing is usually a repair, and that's what gets recommended when it's the honest answer.
